- Who is my contract with?
Your holiday contract will be with Florida First.
- Am I committed when making a booking enquiry?
You will not be committed to anything upon making an enquiry, only when a booking has been made and we receive the deposit will the villa be reserved.
- Is the villa price that is quoted when I book subject to change?
No, once your deposit is received the villa price will be locked in.
- How much of a deposit do I need to pay?
An initial deposit of £200 or $300 is required to secure your Orlando holiday villa.
- When do I need to pay the balance by?
The balance for your holiday needs to be paid no later than eight weeks before the booking commences.
- How do I pay the balance?
You can pay the balance by check.
- What is your cancellation policy if I have paid for my holiday and wish to cancel my holiday?
If you wish to cancel your holiday then the following charges will apply, between 30-60 days in advance we are entitled to retain 50% of the rental charge, less than 30 days notice will result in us retaining the full amount.
- How much is the security deposit and when is this paid?
The security deposit is £100 or $200 and is paid along with the final balance.
- When will I get my security deposit back?
You will receive your security deposit back within one month of your return date, only if no damage has occurred to the property during your stay.
- How do I get the keys to my Orlando villa?
You will receive all the information relating to the property when the final payment has been made. Entrance to the villa is via a lockbox located at the villa itself.
- What is the best way of getting from the airport to the villa?
We definitely recommend hiring a car; this will give you the freedom to get about in your own time without having to rely on buses and taxis.
- When time can we check into the villa?
You can check into your villa from 4pm on the day of arrival and must be vacated by 11am on the day of departure.
- As a homeowner would Florida 1st allow us to advertise our property on Florida 1st Rentals and become a member of your rental programme?
Yes, however this would be conditional on joining our Management programme

- Is the accommodation allocated at the time of booking?
Yes and the address can be provided at that time if requested.
- How will I find the property?
You will be given directions from wherever you arrive in the USA
- Will there be a supermarket open late?
Some are open 24/7; however, we do supply free refreshments and you can order a Welcome food pack for your arrival.
- Is all the linen supplied?
Yes, except for a crib, and we recommend you bring large beach towels for pool use.
- How far is it to the coast?
The Atlantic is a one hour drive. The Gulf is 1 ½ hours.
